SALES COUNSELOR

 

The Sales Counselor’s primary responsibility is to embrace an active sales culture to generate new home sales by utilizing all available tools to demonstrate value, sell and close homes with an emphasis on exceptional customer service. The Sales Counselor will also serve as a liaison between homebuyers and the construction team during the building process.

 

RESPONSIBILITIES:

Accomplish sales and customer service goals, and other objectives as determined by Management.

Be a subject matter expert and able to clearly communicate the Landmark Homes brand and product.

Create, practice, refine, and continually improve your individual sales presentation to be as effective as possible to convert leads.

Act as an exclusive sales agent for designated region and/or specific communities.

Offer every visitor an opportunity to register as a guest.

Proactively utilize Lasso to manage the discovery and follow-up strategies of all guests effectively and efficiently.

Engage visitors and offer to demonstrate our models, homesites, and/or Quick Move-In homes depending on the needs of the guest.

Provide all pertinent community, homesite, floorplan, and pricing information.

Ask for the sale!

Present the purchase agreement to buyers in a professional and complete manner, including explaining payment information, taxes, insurance, CC&R (deed restrictions), HOA rules and restrictions, and other amenity information as necessary for the home.

Actively solicit both new and referral business using Lasso to ensure the most effective and efficient prospecting skills are employed to help drive your sales efforts.

Develop and cultivate local realtor relationships.

Ensure accurate and timely completion of all buyer paperwork and internal reporting information.

Communicate and assist lenders with customers loans, keep current the status of each loan, and the requirements to expedite the processing and closing of all sales.

Provide insights and recommendations for the development of pricing strategies for communities and individual units.

Communicate cross-functionally with the field operations team to share updates with contracted customers on the progress of their home.

 

PRODUCT KNOWLEDGE:

Concept of community

Know the size, number of homes, future plans, and restrictions of the community.

Know the area around the community – interstates, shopping, schools, churches, etc.

Extensive product knowledge

Plans, features, pricing, options, warranties, and construction knowledge.

Maintain updated Competitive Market Analysis (CMA) workbook and know what the competition is offering each month as sales incentives, product changes, lot releases, etc.

Maintain knowledge of local markets, Real Estate laws/rules, public opinion, local and national trends, any government proposed regulations, and economic trends related to the homebuying industry.

Assist buyers with resolution of any questions or problems encountered during their home buying journey.

Ensure customer satisfaction from initial visit to closing.

Complete all onboarding and other assigned training.

Strive to maintain, improve, and promote the company’s image with prospects, customers, homeowners, and brokers.

Attend weekly sales meetings and other meetings as requested by management.

Special projects and other duties as assigned.

 

QUALIFICATIONS:

High School Degree or GED; Bachelor’s Degree in marketing, business, or related discipline preferred.

Must possess a valid driver’s license.

Minimum of 1 year experience in New Home Sales.

Valid Real Estate License in the State of Tennessee.

Experience with Microsoft Office and CRM systems (Lasso experience is a plus).

Critical thinker with strong problem-solving and research proficiencies.

Excellent verbal, written and interpersonal communication skills.

Solid organizational skills and detail oriented.

Ability to multitask, work under pressure, and meet strict deadlines.

Takes initiative and can work independently.

Willingness to continually grow through training and field application.

Confident and charismatic approach to people.

Must pass a pre-employment drug screening and background check.
